Traquair House is the oldest inhabited house in Scotland. A number of indications of distress were becoming obvious and a major refurbishment operation was required. David Narro Associates carried out a detailed investigation of the structural fabric, reported on their findings and specified structural repairs to the elevations and roof structure.

Phase 3 works, under direction of Groves - Raines , originally was to deal with the external terrace retaining walls on three sides of the house, believed to have been constructed about 1700, and associated outbuildings. Since some parts of the walls showed signs of imminent collapse, reduced works were carried out as Phase 3A for the most critical areas. During the contract, completed in June 2006, re-assessment of the situation was required, leading to rebuilding a complete section of upper terrace wall, rather than the short length originally intended, in new brickwork faced with reused existing stone. A range of other masonry repairs was also carried out. Other Phase 3 repair works still to be done include the distinctive ogee roofed corner pavilions.
